Monthly Maintenance Fee: US$ 200

Maintenance Fee Includes
  • General maintenance and cleaning of individual villas.
  • 24-hour security service for entire villa community.
  • General maintenance of communal and individual gardens.
  • Maintenance of swimming pool, pavilion, laundry and other public areas.
  • Homeowner's insurance against fire, flood, tsunami and other natural calamities and terrorism.

Supplemental Charges


  • Any supplemental staff employed at the discretion of owners for individual properties.
  • Any repairs and renovation works that are beyond what would be considered general maintenance in nature.
  • Discretionary construction work undertaken by individual owners inside the villas. This type of work can be facilitated for owners by management office
  • Utility bills incurred by owner when in residence.

Rental of Villas Not In Occupation


  • Management can undertake to rent out villas when not occupied by owners
  • Room rental income will be shared equally between owner and management.
  • Management will take responsibility for maintenance of the property when rented out, including any damages caused. All utility expenses and maid & cook services during rental period will be borne by the management company.
  • Rental income is estimated at $120 per night for a 2-bed room villa that comfortably accommodates 4 adults.
